Summary
This course will explore the essential elements of a contract, what agents are authorized to do
regarding contract formation, requirements under the IL Real Estate Licensing Act of 2000 & the
Realtor® Code of Ethics, contract negotiations, handling multiple offers, contingencies,
disclosures, back up offers, contract default procedures, earnest money, and escrow
requirements.
Learning Objectives:
•Students will understand what constitutes a valid, enforceable contract
• Students will understand what can make a contract voidable
• Students will understand what constitutes unauthorized practice of law
• Students will understand the types of contingencies and elements of contingencies
• Students will understand the processes involved in presenting offers & counteroffers
• Students will understand multiple offer procedures & back up offers
• Students will understand the different disclosures that must be given to buyers
• Students will understand escrow procedures
• Students will understand remedies for the parties when there is a default
• Students will understand bookkeeping requirements
